Picture a weekend road trip with a purpose. Friday night you check into a spot near Forsyth Park in Savannah. Saturday you drive back up through Macon for lunch downtown, and by Sunday you’re wondering what life would be like if you lived somewhere other than metro Atlanta, but still in Georgia.

That’s a question we hear more and more. The friend-to-friend answer: Georgia has a lot of great towns, and the right one depends on what you want your weeknights and weekends to look like.

The short answer

Some of the best places to live in Georgia outside of Atlanta include Savannah, Athens, Lake Oconee, Macon, Dahlonega and Columbus. For the three months ending September 2026, Redfin put typical sale prices from about $218,000 in Macon to about $845,000 in Greene County, home of Lake Oconee. Each is roughly one to four hours from Atlanta.

Can a Georgia real estate agent help me buy outside Atlanta?

Yes, and here’s how it works with us. Anywhere in Georgia, you work with Julian himself. Moving to another state? He connects you with a vetted agent there through our referral network for out-of-state moves.

So if you’re moving from Atlanta to Savannah, or relocating from out of state to Athens, Julian can be your agent from first tour to closing.

What are the best towns in Georgia to live in outside of Atlanta?

Here’s a quick look at six, with typical sale prices and days on market for the three months ending September 2026, from Redfin:

Town Distance or drive from Atlanta Median sale price Median days on market
Savannah 3.5 to 4.5 hours $335,000 81
Athens about 1 hour 15 minutes to 1 hour 45 minutes $369,000 44
Lake Oconee (Greene County) about 1.5 hours $845,000 90
Macon about 85 miles south $218,000 74
Dahlonega about 1 hour $359,000 111
Columbus about 1 hour 45 minutes to 2 hours $237,000 37

What that means in real life:

  • Macon and Columbus are the most budget-friendly of the six.
  • Columbus and Athens move fastest. Be ready to act.
  • Dahlonega and Lake Oconee give buyers more time. Longer days on market can mean more room to negotiate.

What is it like living in Savannah?

Savannah is about 250 to 260 miles from Atlanta, a 3.5- to 4.5-hour drive via I-75 and I-16, according to Atlanta.com. Life centers on the historic squares and Forsyth Park.

The area is also adding jobs. Hyundai Motor Group Metaplant America sits just outside Savannah, according to the company. Big employers like that can bring steady demand for homes nearby over time.

What is it like living in Athens?

Athens is about 70 to 75 miles from Atlanta, roughly an hour and 15 minutes to an hour and 45 minutes, according to Atlanta.com. It’s a college town with a lively downtown and a strong music scene.

New homes are coming in different price ranges, too. Habitat for Humanity’s Micah’s Creek affordable neighborhood is under development, and volunteers held a solar barn raising there on October 24, Rough Draft Atlanta reported.

What is it like living at Lake Oconee?

Lake Oconee is about an hour and a half from Atlanta, according to Lake Oconee Life. It’s lake living with golf, boating and resort amenities.

It’s still growing. Fenmoor Golf Club, the eighth course at Reynolds Lake Oconee, is set for fall 2026, according to Reynolds. Tee Time 44 opened in the area on September 10, 2026, Lake Oconee Life reported. Prices here are the highest of the six, at a median of about $845,000 in Greene County.

What is it like living in Macon?

Macon is about 85 miles south of Atlanta, according to Explore Georgia. Downtown is adding homes in old buildings: Neel’s Lofts opened in the former Neel’s department store, 41NBC reported in July 2026. That’s adaptive reuse, which just means turning an old building into something new, like a store into lofts.

At a median of about $218,000, Macon is the most affordable of the six.

What is it like living in Dahlonega?

Dahlonega is about an hour north of Atlanta, at the end of GA-400, according to the city’s visitor site. Think mountains, wineries and a historic downtown square.

Homes there take longer to sell, at about 111 days. The upside: more time to look and more room to negotiate.

What is it like living in Columbus?

Columbus is about 100 to 110 miles from Atlanta, about an hour and 45 minutes to 2 hours, according to Atlanta.com. It sits on the Chattahoochee River next to Fort Benning.

The jobs picture is growing. Georgia Trend reported in May 2026 on JS Link America’s $496 million magnet plant in the area, and the Col. Ralph Puckett Workforce Development Center opened outside Fort Benning, the Ledger-Enquirer reported. Homes in Columbus sell quickly, at about 37 days.

Can I buy a home outside Atlanta with little money down?

Possibly. Two programs to know:

What surprises people about moving within Georgia?

How different the pace is. Days on market range from about 37 in Columbus to about 111 in Dahlonega. The way forward: plan your offer strategy around the local pace, not Atlanta’s.

How much driving matters. Most of these towns are car-first. Test the drive to work, the airport or family before you commit. We can plan a tour weekend around those exact drives.
