Buying a condo or loft? A building comes with its own costs and rules. Here they are in plain English.

Jumbo loans
A mortgage above the standard loan limit, which is [current limit] in most Georgia counties. They can come with different down payment and credit requirements.
HOA dues
A monthly fee to the homeowners association that covers shared costs like upkeep, insurance on common areas, and staff.
Special assessments
A one-time charge the association can add when a big repair costs more than its savings cover.
Reserve study
A report on the building's savings for future repairs. Healthy reserves usually mean fewer surprise assessments.
Amenity fees
Separate charges for things like a gym, pool, or concierge, on top of or inside the monthly dues.
Pets and renovations
Every building sets its own rules. Read them before you fall for a unit, not after.
