Moving to Atlanta,
without guessing.

Choosing a neighborhood from another city is hard. Julian helps you narrow it down, see homes live from wherever you are and land in the right part of town.

| 02 |The honest version

Sound familiar?

You have a start date, a moving budget and forty browser tabs of neighborhoods you have never walked through. Every listing looks good in photos, and every area sounds great online. What you need is someone on the ground who will tell you what it is actually like to live there on a Tuesday.

| 03 |Where people land

Atlanta by lifestyle not by zip code

Metro Atlanta is a collection of very different places. Start with how you want your weekdays to feel, then match the area to it.

  1. 01

    Intown and the BeltLine

Old Fourth Ward, Inman Park, Reynoldstown and Grant Park. Walkable streets, older homes and newer townhomes, with the trail as your front yard.

  2. 02

    The Westside

West Midtown, Westview and the neighborhoods along the Westside Trail. Converted warehouses, new construction and a fast-changing food scene.

  3. 03

    Midtown and Buckhead high-rise

Condos and lofts close to offices, transit and restaurants, for people who would rather walk than mow.

  4. 04

    The east side

Decatur, Kirkwood, East Lake and Avondale Estates. Tree-lined streets, front porches and a small-town square feel close to the city.

  5. 05

    The north suburbs

Sandy Springs, Roswell, Alpharetta and beyond. More space and newer homes, with the commute and the school zone weighing heavily.

  6. 06

    The south side

East Point, College Park and Hapeville. Character homes and value, minutes from the airport for people who travel for work.

Take the neighborhood match

| 04 |Buying from another city

Six steps from wherever you are now

You do not have to fly in for every showing. Most of the search can happen on video, with Julian as your eyes on the ground.

  1. Step 01

    A discovery call

Your move date, budget, commute, school needs and the life you want here.

  2. Step 02

    A short list of areas

Two or three areas that fit, with honest notes on each.

  3. Step 03

    Live video tours

Julian walks homes on camera and shows you what photos leave out: the street, the noise, the neighbors.

  4. Step 04

    A scouting weekend

If you can visit, a planned two days to see your top areas and homes in person.

  5. Step 05

    Offer and closing

Georgia closings are handled by an attorney. Remote or mail-away signing is often possible when the lender and closing attorney allow it.

  6. Step 06

    Move-in and local intros

Utilities, movers, contractors and the coffee shop worth knowing.

"Photos sell the house. I show you the street, the drive to work and what it feels like at six o'clock on a weeknight."

What surprises newcomers the things nobody puts in the listing

ITP and OTP
Inside the Perimeter or Outside the Perimeter, meaning inside or outside I-285, the highway loop around the city. Locals use it to describe where, and how, you live.
County lines matter
Fulton, DeKalb, Cobb, Gwinnett and Clayton each set their own property taxes, services and school systems. Two homes a mile apart can carry different costs.
The commute is the map
Distance means little here. Drive your likely commute at rush hour before you commit to an area.
School zones change
Attendance lines can shift. Confirm the assigned schools for a specific address directly with the school district.
Homestead exemption
Once the home is your primary residence, file for the homestead exemption with your county to lower your property tax bill. Check your county's deadline.
Trees, roots and pollen
The tree canopy is part of the charm. Have the inspector look at large trees, roots near the foundation and drainage, and expect a yellow coat of pollen each spring.
| 06 |If you can visit

The scouting weekend two days, planned around you

  1. Step 01

    Day one, morning

Coffee in your top area, then a walk or drive through the streets you have only seen online.

  2. Step 02

    Day one, afternoon

Tours of the homes on your short list, back to back, with notes on each.

  3. Step 03

    Day one, evening

Dinner where the locals go, and the rush-hour drive to your future office.

  4. Step 04

    Day two, morning

Your second area, so you can compare how each one feels.

  5. Step 05

    Day two, afternoon

Second looks at your favorites, then a clear plan for what to offer on, or what to keep watching.

Moving questions answered plainly

What people ask Julian before a move to Atlanta.

Ask your own question

It depends on how well you know the city and how firm your timeline is. If you are unsure about areas, renting for a short time can be the smarter move. If you know what you want, buying first saves a second move.

Many people do. Julian walks the home live, answers questions on the spot and shows the street and surroundings. You still get an inspection before you are committed.

Not always. Georgia closings are handled by an attorney, and remote or mail-away signing is often possible when the lender and closing attorney allow it.

Start with your list of schools, then confirm the assigned schools for each specific address with the school district before you make an offer.

Inside the Perimeter and Outside the Perimeter, meaning inside or outside I-285. It is a quick way locals describe city living versus the suburbs.

Yes. Julian can point you to areas that fit, then help when you are ready to buy.
