Living in Gwinnett County or DeKalb? A Friendly Tour of the Towns East of the City

Picture a Saturday on the east side. You start with lunch at Food Terminal on Buford Highway in Chamblee, then walk it off on the Chamblee Rail Trail. Later, you drive to the Duluth Town Green to catch whatever’s on the stage that evening, with Korean restaurants a short drive away.
The question we hear most out here: “Gwinnett or DeKalb, which is better for us?” The friend-to-friend answer: neither wins on paper. It comes down to your commute, your budget and the kind of Saturday you want.
Living in Gwinnett County means suburban cities like Duluth, where the median sale price was about $444,000 for the three months ending September 2026, per Redfin. DeKalb, closer in, runs from Brookhaven at about $735,000 to Stone Mountain at about $235,000. Countywide, Gwinnett’s median was $409,000 and DeKalb’s $364,000.
Is it better to live in Gwinnett or DeKalb?
There’s no single answer, and anyone who gives you one isn’t looking at your life. Here’s how we’d think about it:
- DeKalb is closer in. Brookhaven, Chamblee and Dunwoody sit just north of the city, and Decatur and Tucker are just east.
- Gwinnett is a little farther out, with its own centers. Duluth, Peachtree Corners and other cities have built town greens and downtowns of their own.
- Prices vary more inside each county than between them. The spread from Brookhaven to Stone Mountain is about $500,000.
The way forward: pick two or three cities that fit your budget and commute, then spend a weekend in each.
What is it like living in DeKalb County?
DeKalb is a patchwork of very different cities. Decatur and Avondale Estates are covered in our neighborhood guide to Decatur and Avondale Estates. Here are the rest.
Brookhaven. Blackburn Park on Ashford Dunwoody Road (3493 Ashford Dunwoody Road, per the city) is the kind of place where you’ll see neighbors on a walk any evening. It’s also the priciest city on this list.
Chamblee and Doraville. Buford Highway is one of the best food corridors in the metro, with spots like Food Terminal at 5000 Buford Highway in Chamblee, which The Infatuation includes in its guide to the corridor. In Doraville, Assembly Atlanta is turning the 135-acre former GM plant site into a film and TV campus. Assembly Studios opened there in October 2023 and is operated by NBCUniversal.
Dunwoody. Brook Run Park hosts Food Truck Thursdays from April through October, according to Discover Dunwoody.
Tucker. Main Street is the everyday center, with lunch spots like Ford’s BBQ at 2337 Main Street and the longtime favorite Matthews Cafeteria.
Stone Mountain. The village sits by the park’s west gate. The city adopted a downtown entertainment district on September 15, with hours from 11 a.m. to midnight, The Champion reported.
What is the Chamblee Rail Trail?
The Chamblee Rail Trail is DeKalb’s hidden connector, and it’s the path in this story’s photo. It follows the old Roswell Junction Railroad line through downtown Chamblee, a 12-foot-wide paved trail of almost two miles, according to TrailLink.

Here’s the route, in plain terms:
- The north end starts at Keswick Park.
- The middle passes under Peachtree Boulevard, runs briefly beside Clairmont Road and then curves east, with a short spur south to Peachtree Road.
- The newest piece opened in 2023: Segments 4 through 6 added 0.46 miles from Pierce Drive to Chamblee Tucker Road, bringing the trail to 1.96 miles, Urbanize Atlanta reported.
At Chamblee Tucker Road, the Chamblee MARTA station sits two blocks south of the trail on New Peachtree Road, per TrailLink. That means a walk or bike ride can connect your front door, downtown Chamblee’s restaurants and a train into the city.
It took patience. Chamblee had worked for more than 20 years to turn the abandoned rail line into a trail, Urbanize Atlanta reported. And the city has bigger ideas: a master-planned trails concept from Chamblee, the PATH Foundation and Kaizen Collaborative calls for four trail “zones,” including a BeltLine-style loop at Chamblee’s north end, linking places like an H Mart, a CDC campus, a farmers market, Assembly Atlanta and Plaza Fiesta. Treat that bigger network as a long-range concept for now.
What that means for you: in Chamblee, a home close to the Rail Trail can put dinner, a park and MARTA within walking distance. We’ll check how each house connects to the trail before you decide. In some cases, the answer is a two-minute walk. In others, it’s a busy road crossing, and that difference is worth knowing up front. We’ll walk it with you so nothing surprises you later.
What is it like living in Gwinnett County?
Gwinnett is Atlanta’s big northeastern suburb, with many cities of its own.

Duluth. The Duluth Town Green at 3142 Hill Street NW hosts concerts and events, according to Explore Gwinnett, and it’s the heart of a walkable downtown. Korean restaurants and markets along nearby corridors are a big part of the area’s food scene.
Peachtree Corners. A walkable Town Center and a real-world tech lab. Our story on Peachtree Corners life covers it in detail.
Gwinnett Place. In 2022, the county’s team released a concept called Global Villages for the old Gwinnett Place mall site, with seven residential villages and a 1.25-mile Ring Road greenway, Gwinnett Forum reported. It’s a long-range concept, so treat it as something to watch rather than a done deal.
How much do homes cost in Gwinnett and DeKalb?
Here’s the snapshot for the three months ending September 2026, from Redfin:
| Area | County | Median sale price | Median days on market |
|---|---|---|---|
| Brookhaven | DeKalb | $735,000 | 40 |
| Dunwoody | DeKalb | $670,000 | 44 |
| Chamblee | DeKalb | $452,000 | 39 |
| Tucker | DeKalb | $450,000 | 52 |
| Duluth | Gwinnett | $444,000 | 42 |
| Doraville | DeKalb | $385,000 | 51 |
| Stone Mountain | DeKalb | $235,000 | 42 |
| Gwinnett County | $409,000 | 58 | |
| DeKalb County | $364,000 | 54 |
What that means in real life:
- Chamblee, Tucker and Duluth land close together. All three run about $444,000 to $452,000, so you can compare them on lifestyle rather than price.
- Chamblee and Brookhaven move fastest. At about 39 to 40 days, being pre-approved helps.
- Stone Mountain and Doraville open doors for tighter budgets. Both sit below their county median.
What surprises people about the east side?
How different each city feels. Two cities ten minutes apart can have completely different downtowns, housing and price points. The way forward: tour city by city, not county by county.
How far apart the prices are. The spread can feel confusing at first. It’s also an opportunity: if one city is above your budget, a neighbor might offer a similar routine for less.
Who do Gwinnett and DeKalb fit best?
- First-time buyers. Doraville, Stone Mountain and parts of Gwinnett sit below the county medians.
- People who love food. Buford Highway and Duluth’s restaurants are a big draw.
- Investors. A wide range of prices means more ways to make the numbers work. Run any property through our rental deal analyzer, and if cap rate is new to you, our simple explanation of cap rate helps. Our investor services with Julian cover the rest.
Smart ways to shop Gwinnett and DeKalb
- Pick two or three cities, not a county. Compare their downtowns and commutes.
- Drive your commute at rush hour. I-85, I-285 and Peachtree Industrial can be slow.
- Look for trail and train access. In Chamblee, a home near the Rail Trail and MARTA can make car-light days possible, which many buyers value.
- Check schools at the source. Gwinnett County Public Schools and the DeKalb County School District set assignments by address. We’ll help you confirm them before you make an offer.
Questions people ask

A 2022 concept called Global Villages proposed seven residential villages and a 1.25-mile greenway. It’s a long-range plan.
What this means for you
Gwinnett and DeKalb give you more choices than almost anywhere in the metro: Brookhaven’s parks, Buford Highway’s food, Tucker’s Main Street and Duluth’s Town Green. Prices span a wide range, so there’s often a city that fits both your budget and your routine. Assembly Atlanta and Stone Mountain’s new entertainment district show these cities are still adding to what’s there. And Chamblee’s Rail Trail, finished in stages over two decades, is a good reminder that small connections can change how a neighborhood works. When the next piece of a trail or downtown opens near you, the homes closest to it often feel the difference first.
