South Downtown Atlanta Is Changing. Here’s What’s Real

Local owners, new storefronts, Founders Green and a music comeback at Underground. Here's what's real in South Downtown.

Picture a Saturday on Mitchell Street. You grab a coffee at Spiller Park, browse the shelves at Village Books, then cut over to Founders Green, the new park where a parking lot used to be. By evening, you’re walking a few blocks to catch a show at Underground Atlanta.

A few years ago, that walk would have been a lot quieter. The question we hear now is, “Is South Downtown actually changing, or is it just talk?” The friend-to-friend answer: a lot of it is real, and some of it is still a plan.

The short answer

South Downtown Atlanta is a group of historic blocks just south of Five Points that local owners are filling with restaurants, shops and parks, while Underground Atlanta adds live music. Homes there had a median sale price of about $231,000, or about $197 per square foot, per Redfin, well below the city median.

What is South Downtown Atlanta?

South Downtown, sometimes called SoDo, is the stretch of historic blocks just south of Five Points, around Mitchell Street, Broad Street and Peachtree Street. It sits between the heart of downtown and its neighbors to the west and south, Castleberry Hill and the Centennial Yards project.

The core of the story is a collection of older buildings that changed hands twice. SaportaReport describes the SoDo holdings as 10 blocks, 16 acres and 58 buildings.

If you’re new to downtown living in general, our overview of daily life in Downtown and Midtown is a good place to start.

Who owns South Downtown Atlanta?

Here’s the timeline, as SaportaReport laid it out:

  1. 2016. Newport, a real estate investment firm, began buying buildings in South Downtown.
  2. Roughly $248 million spent. Newport put about that much into the area.
  3. 2023. Newport sold its whole portfolio to a local group led by David Cummings, founder of Atlanta Ventures, with Craig Hydge, Kyle Porter and Sean McCormick.
  4. The goal. The group described its aim as a way to “reinvest back into our downtown core.”
  5. May 20, 2026. SoDo held a ribbon cutting for Founders Green, a park built on a longtime parking lot, which officially opened June 1.

Think of it like a neighborhood buying back its own main street. Having local owners with one plan for many buildings can make it easier to fill storefronts in a way that feels coordinated, rather than one building at a time.

What’s open in South Downtown right now?

According to South Downtown’s own directory, the Mitchell Street area includes:

  • Tyde Tate Kitchen
  • Spiller Park Coffee
  • Delilah’s Everyday Soul
  • El Tesoro, at 171 Mitchell Street
  • Village Books
  • Glide Pizza
  • KMM & Co., at 87 Peachtree Street

That’s coffee, dinner, pizza, books and shopping, all within a few blocks. It’s the kind of everyday mix that makes a neighborhood feel lived in.

What’s happening at Underground Atlanta?

Underground Atlanta, the half-century-old shopping and entertainment district beside South Downtown, is being remade by Lalani Ventures around live music, Rough Draft Atlanta reported in October 2026.

  • Seven stages are open now, including new bar and music venue Lunchbox, MJQ Concourse and The Masquerade.
  • Ten stages by the end of 2027, according to a press release Rough Draft cited.
  • Coming next: a coffee shop, a six-stall food hall and a tapas restaurant with live music.
  • Housing is planned: a $40 million conversion of the office building at 34 Peachtree into 146 homes.

“We’ve spent six years building the foundation, bringing this historic district back to life,” Lalani Ventures CEO Shaneel Lalani said in a prepared statement.

How much does it cost to live in South Downtown Atlanta?

Here’s the snapshot from Redfin:

Area Median sale price Price per square foot Median days on market
South Downtown $231,000 $197 Limited sales
Downtown Atlanta $260,000 71
City of Atlanta $425,000 63

What that means in real life:

  • It’s one of the lower price points in the urban core. That’s about $194,000 under the City of Atlanta median.
  • There aren’t many homes to buy. Most South Downtown buildings are commercial or historic storefronts, so for-sale homes are limited. The way forward: watch the few loft buildings closely and be ready when one comes up.
  • Small numbers swing medians. With few sales, one big or small sale can move the number. We look at each building’s recent sales, not just the neighborhood median.

One building worth knowing: our look at one of South Downtown’s few for-sale loft buildings covers Kessler City Lofts at 87 Peachtree.

How much is planned for South Downtown?

Zooming out, Downtown Atlanta Inc counts more than $1.4 billion in potential investment in South Downtown, with about 1,900 homes planned.

“Potential” and “planned” are the key words. Plans can change, shrink or slip. The way forward: treat the plans as possible upside, and buy a home you’d be happy in even if they take longer than expected.

What are South Downtown’s neighbors?

  • Castleberry Hill sits to the west, an arts district of brick lofts. Our story on Castleberry Hill and Centennial Yards covers that side.
  • Centennial Yards is the big project being built over the rail yards known as the Gulch, between South Downtown and the stadium district.
  • Five Points sits just north, with MARTA’s main transfer station.

What’s being built next door at Centennial Yards?

South Downtown’s biggest neighbor is Centennial Yards, the $5 billion redevelopment of 50 acres in the Gulch, the old rail yards beside Mercedes-Benz Stadium and State Farm Arena, according to developer CIM Group. Here’s the hidden connector: the historic Steele Bridge reopened in 2023, reconnecting the district to downtown, per Centennial Yards. That puts the new blocks within a short walk of Mitchell Street.

Here’s what CIM Group said in September 2026 about the Entertainment District:

  • Open now: Cosm, the immersive venue that opened in June 2026, Atlanta News First reported.
  • On the way: Park Bench, a dueling piano bar, plus Chops Lobster Bar and Varuni Napoli.
  • Expected in 2027: a 5,300-seat Live Nation venue and a 261-key Virgin Hotel.

What does “261-key” mean? It’s hotel talk for 261 rooms you can book.

Why does this matter to South Downtown? Think of Centennial Yards as a big new magnet a few blocks away. Concerts and hotel guests bring foot traffic, and foot traffic is what helps the coffee shops, bookstores and restaurants on Mitchell Street stay busy on more than game days.

The way forward: big projects can open in phases and shift their timelines, so treat the 2027 pieces as expected, not finished. If you buy nearby, the best homes are the ones you’d enjoy even before every building opens.

What surprises people about South Downtown?

How quiet some blocks still are. Not every storefront is filled yet. The way forward: walk it on a weekday evening and a weekend afternoon, and talk to the businesses that are open.

How few homes there are to buy. Most of the area is historic commercial buildings. That makes each loft building matter more, and it’s why we track them one by one.

Who does South Downtown fit best?

  • First-time buyers who want city living. Prices sit well under the city median.
  • People who work downtown. Many downtown offices are a short walk away.
  • Long-term buyers watching downtown’s growth. If the plans keep moving, South Downtown is right in the middle of it.

Smart ways to shop South Downtown

  • Look building by building. HOA dues, amenities and recent sales vary a lot.
  • Read the HOA budget. Older buildings can need big repairs. We’ll help you check the reserves.
  • Know the process. Our steps for buying with Ju Sells ATL explain how condo and loft purchases work.

Questions people ask

SoDo is short for South Downtown, the historic blocks just south of Five Points around Mitchell Street, Broad Street and Peachtree Street.

A local group led by David Cummings bought Newport’s portfolio in 2023, according to SaportaReport.

A new park in South Downtown built on a longtime parking lot. It held its ribbon cutting on May 20, 2026, and opened June 1.

A few. Most buildings are commercial, so loft buildings like Kessler City Lofts make up much of the for-sale supply.

Very close. Centennial Yards is redeveloping 50 acres of the Gulch, just west of South Downtown, between the historic blocks and the stadium district. Its 5,300-seat Live Nation venue and Virgin Hotel are expected in 2027, CIM Group says.

What this means for you

South Downtown has real momentum: local owners, new restaurants and shops, Founders Green and a growing music scene at Underground Atlanta. It also has real limits, with only a few homes to buy and plenty of plans that still have to happen. If you buy here, buy for what’s on the street today and treat the rest as upside.
